ARGIS, the Spanish integrated capital manager, has successfully closed ARGIS Living Fund II with €257 million in equity and a total investment capacity of €700 million, including associated financing. The fund exceeded its fundraising target and was oversubscribed by 10%, driven particularly by strong demand from Spanish high-net-worth investors, reaffirming investor confidence in ARGIS’ strategy within the living sector.
The fund combines €257 million of equity with approximately €450 million of associated financing, resulting in an average leverage ratio of 65%. This capital structure enables ARGIS to deploy capital across a broad range of opportunities within the living sector, following a highly selective investment strategy focused on markets where structural demand significantly exceeds available supply.
With a maximum investment period of three years, the fund has already invested or committed approximately 60% of its total capacity. To date, ARGIS Living Fund II comprises 11 transactions representing more than 1,400 homes and residential units across Madrid and its metropolitan area, Barcelona, and Terrassa.
