The property market in Spain is experiencing strong growth. In July, more than 64,700 sales were recorded, 13.6% more than the previous year and the highest figure for that month since 2007.
The momentum is due to cheaper mortgages, with average rates of 2.9%, and solid demand for both new (+22%) and second-hand (+11%) housing. So far in 2025, more than 422,000 transactions have been completed, making this one of the best years in almost two decades.
However, experts warn of a possible overheating if supply does not grow at the same pace as demand, given the increase in prices and the shortage of available land.
